🏡Part 1: Guest House Rules

Welcome to our property. Please review these rules carefully, as compliance is an explicit condition of your booking.

1. Arrival & Departure

• Check-In Time: Strict check-in is available from 10:00 AM onwards. Early arrivals must be requested at least 24 hours in advance and are subject to operational availability.
• Check-Out Time: Check-out is strictly by 2:00 PM. Unapproved late departures disrupt cleaning schedules and will incur an automatic fee of \$50.00 per hour.

2. Occupancy & Visitors

• Unregistered Guests: Visitors who are not part of the official booking reservation are not permitted on the property overnight without prior written authorization from the host.
• Grounds Usage: Pitching tents, parking campervans, or setting up temporary sleep-outs on the lawn, driveway, or property grounds is strictly prohibited.

3. Noise & Residential Etiquette

• Quiet Hours: Strict quiet hours are enforced between 10:00 PM and 7:00 AM daily.
• Neighborhood Respect: Please keep noise to a minimum when utilizing outdoor spaces during quiet hours. This property is located in a quiet residential area; parties, unauthorized gatherings, loud music, and commercial events are strictly forbidden.

4. Smoking & Vaping Policy

• Smoke-Free Environment: Smoking, vaping, and the use of e-cigarettes are 100% prohibited inside all areas of the dwelling.
• Designated Outdoor Area: Smoking is permitted outdoors only. All cigarette butts must be fully extinguished and disposed of safely in the provided outdoor waste receptacles.

A \$500.00 specialized sanitisation fee will be charged if evidence of smoking is found inside.

5. Pet Policy

🚫 Strictly No Pets: This property maintains a strict no-pets policy due to severe health and allergy considerations. Unapproved pets brought onto the premises will result in the immediate termination of the reservation and eviction without a refund.

6. Cleanliness, Waste & Maintenance

• Standard Turnaround Cleaning: Standard professional turnaround laundering and light cleaning are factored into your nightly rate.
• Excess Cleaning Fee: Guests are expected to maintain the property in a tidy state. A \$150.00 fee will be charged for any excess mess left behind that falls outside of normal standard cleaning procedures.
• Kitchen Standard: To avoid excess cleaning penalties, guests must wash, dry, and store all utilized dishes, or load and initiate the cycle on the dishwasher prior to departure.
• Rubbish & Recycling: Please dispose of all waste in the appropriate council-allocated wheelie bins located outside.

📝Part 2: Booking Terms & Conditions

1. Liability, Breakages & Property Protection

• Primary Responsibility: The primary guest assumes full legal and financial liability for the actions, behavior, and conduct of all individuals occupying or visiting the property during the rental period.
• Reporting Damage: Any structural damage, appliance malfunction, or breakages must be reported to the host or property manager immediately. Minor accidental breakage is typically handled leniently if reported, but extensive damage or excess mess will be deducted directly from the security bond.
• Key & Remote Replacements: A fee of $150.00 applies for any lost property keys, electronic gate clickers, or garage door remotes.

2. Right of Entry & Immediate Eviction

• Access Rights: The host, property manager, or authorized maintenance contractors reserve the right to enter the premises at any time for emergency repairs, safety audits, or if there is a justified suspicion of illegal activity or severe breach of house rules.
• Breach of Contract: Immediate eviction from the property without financial reimbursement or refund will occur if guests host unauthorized events, exceed occupancy parameters, bring unapproved pets, trigger severe neighbor complaints, or engage in illicit behavior.

3. Health, Safety & Emergency Operations

• Smoke Alarms: The property is equipped with fully operational, legally compliant smoke alarms. Tampering with, covering, or removing batteries from these safety devices is a serious offense and will result in immediate bond forfeiture.
• Emergency Assistance: For fire, ambulance, or police emergencies, dial 111 immediately from any phone.
